A couple of noteworthy events from the past couple of weeks in the red-hot multi-family development market in Scottsdale. 91 San Victor will make a big splash in McCormick Ranch, while the Optima at Kierland continues the strong Optima brand in Scottsdale.
“91 San Victor” breaks ground in McCormick Ranch
A while back we made a post about the last remaining parcel of land in McCormick Ranch selling off as a multi-family project. In the past few weeks, Standard Pacific Homes broke ground and began framing the model units to the project currently named 91 San Victor.
Floorplans include 1,361 square feet (2 bedrooms), 1,491 (3 bedrooms), 1,880 (3 bedrooms), and 2,159 (3 bedrooms + office/optional 4th bedroom).
We envision these units to sell very briskly, with amazing Central Scottsdale location near the 101 Freeway and Scottsdale Healthcare North, and walkable to shopping, restaurants, and the Greenbelt. Optima Kierland moving forward
Despite some opposition, the Optima Kierland is pushing ahead. Known for it’s signature green roofs and balconies with two projects near Fashion Square Mall, Optima received the green light to construct three 12-story buildings and one 10-story building on the old Robb & Stucky site just north of Kierland Commons. Optima Kierland will be at least 660 units and set on 9 acres.
These 660 units are just part of the massive number of new units to be brought into the Kierland Commons / Scottsdale Quarter area of Scottsdale, along Scottsdale Road. Also in various stages of planning and development are Crescent Scottsdale Quarter (275 units), Jefferson on Legacy (322), Liv North Scottsdale (240), and Sunrise Commons (281).
Horrendous traffic? You can bet on that in the near future. But with this kind of density, expect walkable commercial redevelopment to accommodate the increased foot traffic.
