Today I took a drive over to Ryland Homes’ newest community, Granite Reef Place. A quintessential infill project, Ryland Homes Granite Reef Place features 13 lots on a former church site just north of Osborn Road. The location is fantastic, with quick access to the 101 freeway, and just a few miles southeast of Old Town Scottsdale.
Prices? Considering many of the homes in the area are 50 years older and sell upwards of $175 per square foot, these prices for rare NEW construction in the area are fantastic.

MODEL HOME EXTERIOR
Smooth stucco finish, concrete tile and rotund entry. What struck me is that Ryland has noticed the “front yard” trend and included a well-placed front patio. Nice touch.
The 305 plan features 2,695 square feet, 4 bedrooms with a den and 3 baths. The 306 plan (model) pumps up the square footage to 3,061 with 4 bedrooms, study, and 3 baths. Both are single-level, and each offer 3 different elevations (Spanish, Craftsman, French).
Front yard landscaping, paver driveway, 8′ entry door and garage coach lights are all standard.
MODEL HOME INTERIOR
I was quite surprised by the level of finishes available. I had the pleasure of meeting Ryland’s head interior designer, and also custom concrete furniture fabricator Brandon Boetto of SlabHaus while there.
The model home features 10′ high shaker cabinetry in the kitchen, custom tile work throughout, 6.25″ baseboards, 8′ interior doors and more.
The master bathroom (pictured) shows off his and her’s 34″ vanities, separate tub and shower. The model home is a knockout.
